Transaction Coordinator Services

Cash Transactions

This entails both cash transactions without lender involvement and conventional real estate deals for agents or brokerages.

Subject-to Deals

Buyer acquires a property, taking ownership subject to the seller’s existing lien. Mortgage remains under the seller’s name.

Seller assumes the role of the lender, financing the buyer’s purchase. The seller will charge interest charges and require a down payment.

Hybrid Deals

Wrap Around Mortgages

A transaction where an existing mortgage is retained and a new mortgage with different terms is created to encompass both the existing mortgage and the new loan. All stakeholders benefit from a “wrap.”

Contract For Deed

Contract For Deed also known as
Land Contract.The seller finances the purchase for the buyer, and the buyer makes regular payments to the seller over time. The buyer gains equitable title to the property, while seller retains the legal title until the purchase price is fully paid.
