Property Management Solutions

Cash Transactions

This typically involves a cash transaction with no lender participation. Alternatively, we facilitate a conventional real estate transaction for a real estate agent or brokerage.

Subject-to Deals

Subject-to Deals involve a transaction where a buyer takes ownership of a property subject to the seller’s existing lien. The mortgage remains in the seller’s name.

Seller Finance

The property seller is assuming the role of the lender, financing the buyer’s purchase. The seller will charge interest charges and require a down payment.

Hybrid Deals

Hybrid deals involve a combination of subject-to deals and seller finance deals.

Wraparound Mortgages

A transaction where an existing mortgage is retained, and an additional mortgage with different terms is created to encompass both the existing mortgage and the new loan. This benefits all stakeholders, including buyers, sellers, investors, and wholesalers.

Contract For Deed (Land Contracts)

The seller finances the purchase for the buyer, and the buyer makes regular payments to the seller over time. The buyer gains equitable title to the property, but the legal title remains with the seller until the purchase price is fully paid.
